A site visit tells you things documents cannot. Go in daylight, ideally more than once, and take a family member or a trusted local with you.
Access and location
- Is there a clear, legal road to the plot, and how wide is it?
- How far is it from the main road, market, school and hospital?
- Note the travel time from the railway station or your workplace at busy hours.
Boundaries and size
- Walk all four sides and compare them with the measurements in the papers.
- Check that boundary marks match the neighbouring plots and no one is using part of the land.
Water and ground conditions
- Ask neighbours whether water collects on or near the plot in the monsoon.
- Look at the level of the plot compared with the road and nearby houses.
- If you plan to build, read our guide to soil testing before finalising.
Utilities and surroundings
- Electricity connection nearby, drinking water source and drainage.
- The neighbourhood: existing houses, noise, and any industrial or commercial activity around.
Questions to ask the seller
- Why are you selling, and how long have you owned the plot?
- Are there any pending cases, loans or family claims on it?
- Will you provide all original papers for verification before the agreement?
After the visit, move on to verifying ownership. You can also compare prices by area on our locations page.
